designated market area is located. As principals, we acquire
directly at the lowest possible price which reflects in the
lease rates we quote.
Site layouts and development cost
evaluations are made in house to assist our client in
determining the best site for their facility.
All potentially viable sites are
evaluated further based on City or governmental development
standards, codes and ordinances.
After a site is selected we provide
detail cost evaluations and lease rate quotes to better assist
our client in evaluating the potential for the selected site vs
the market projections for the area. Value engineering and other
cost saving measures are suggested when needed to facilitate
development on the selected site.
Zoning; platting requirements and
infrastructure development needs are all considered in site
evaluations. After a lease is signed, our design
and engineering team prepares all construction plans and submits
to the city and our client for final approvals.
PURCHASE & CONSTRUCTION.
After all approvals are obtained, we
purchase the selected site and provide all development and
construction services as needed to provide our client the
completed facility ready for occupancy.
OF A COMPLETED FACILITY:
After all approvals and a CO is
obtained we turn over the completed facility to our client.
Our goal is

Our job is not complete until our tenant is 100% satisfied with
